The development hereby approved shall completed by 18th July 2021. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The area allocated for parking and turning on the submitted and approved Proposed Elevations and Floor Plans Drg No. FL 1690-11 rev A, shall be kept clear of obstruction and shall not be used other than for parking and turning of vehicles in connection with the development hereby approved. Reason: In the interest of highway safety in accordance with Policies D13 and D14 of the Sedgemoor Local Plan 2011-2032.

The first floor windows numbered w16, w17 and w18 (indicated as serving bedroom 1, en-suite, bathroom and en-suite respectively on the submitted and approved Proposed Elevations and Floor Plans Drg No. FL 1690-11 rev A), shall be obscure glazed. All those windows shall be non opening with the exception of: W16 and w17 which may have top fanlights which must be no lower than 1.7 metres above the floor of the room in which the window is installed W18 which shall be hung from the right hand side only (when viewed from the outside). Reason: To protect the amenity of local residents in accordance with Policy D25 of the Sedgemoor Local Plan 2011-2032.
